Bentley Redevelopment Subdivision and Remediation

Project Overview

Bentley Redevelopment Stage 1 is part of a broader master plan to transform Bentley, just 8 km south of the Perth CBD. The 22-hectare site, north of Manning Road between Dumond Street and Nyamup Way, is being renewed to create a more connected, sustainable, and vibrant community.

Separable Portion A, located in the northeastern corner of the precinct, involved the subdivision of land to create 44 new residential lots. Ertech was engaged to deliver the land development works, bulk earthworks, retaining walls, drainage, services installation and relocation, new and connecting roads, footpaths and kerbing.

Separable Portion B, located west of the Stage 1 subdivision, involves earthworks remediation across a larger footprint, including over-excavation of loose material and removal of unsuitable or deleterious fill.

Ertech’s proven capability in delivering land subdivisions in sensitive urban environments was a key factor in being awarded the project and core to the project’s success.

Scope of works

Separable Portion A – Stage 1 subdivision scope included:

  • Clear and mulch trees identified for removal
  • Install and maintain tree protection fencing
  • Undertake demolition and remove waste
  • Strip topsoil and other deleterious material
  • Earthworks cut-to-fill and compact placed fill
  • Over-excavate to remove any rock and dispose off-site
  • Over-excavate 300mm below surface to remove asbestos-contaminated materials
  • Construct retaining walls using reconstituted limestone blocks, screen walls and uniform fencing
  • Construct roadworks, kerbs and paths
  • Construct stormwater drainage and below-ground structures
  • Construct wastewater infrastructure, including protection of live assets in existing road verges
  • Construct water reticulation pipelines
  • Install underground power and street lighting, and NBN Co-compliant pit and pipe comms network
  • Ancillary works including stabilisation of verges and batters, installing street name signs, traffic signs and pavement markings, etc.
  • Coordinate activities with Public Utility Authorities
  • Coordination with landscape contractors and builders sharing the site

Separable Portion B – Remediation and Earthworks scope includes:

Full Site:

  • Clear remaining trees
  • Strip 200mm of topsoil and stockpile
  • Screen topsoil stockpiles, place clean topsoil back onto site and dispose of unsuitable topsoil off-site

Area A

  • Bulk excavate sand down to design levels and stockpile
  • Proof roll base
  • Construct a 1,600m3 limestone raft
  • Cart in material and bulk backfill in 500mm lifts

Area B

  • Bulk excavate sand down to design levels and stockpile
  • Proof roll base
  • Construct 7,183m3 limestone raft
  • Cart in material and bulk backfill in 500mm lifts

Area C

  • Bulk excavate sand down to design levels and stockpile
  • Proof roll base
  • Construct 2,160m3 limestone raft
  • Cart in material and bulk backfill in 500mm lifts

Install new Sewer

  • Demolish existing sewer 180m
  • Install new sewer and pits 180m
  • Water Corp disconnection and reconnections
